The first step
STEP 1

The first step is to call us to arrange a viewing of a property. One of our friendly staff will meet you at the property to show you around and answer any questions you may have.

STEP 2

If you like the property you have viewed we will ask you for a holding deposit, and to complete your application (quickly and easily online). The property will be removed from the market and will be held for you whilst your application is progressed.

Once referencing checks are done, we will agree a tenancy start date with you. We will even deal with all the necessary utility notifications.

After collecting the keys from our office, all that is left is for you to relax and enjoy your new home!

Tenant fees

Holding Deposit (per tenancy) Up to one week’s rent. This is to reserve a property. Please also see the “Your Holding Deposit Explained” document.
Security Deposit (per tenancy.   Five weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy
Unpaid Rent Unpaid rent Interest at 3% above Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Pleasenote :- This will not be levied until the rent is more than 14 daysin arrears.
Lost Key(s) or other Security Device(s) Tenants are liable to the actual cost of replacing any lost key(s) or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other person requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s)
Variation of Contract (Tenant’s Request) £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request)

£50.00 (inc. VAT) per replacement tenant or reasonable costs if higher. To cover the costs associated with taking landlord’s
instructions and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents

Early Termination (Tenant’s Request) Should you wish to leave your contract early, you will be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Looking after our tenants

We pride ourselves that we will always try to deal with tenants with respect and integrity. We often hear from tenants who feel they are being well looked after.

We are an ARLA Propertymark licenced agent. This means you are dealing with qualified, experienced staff, and we are bound by a strict code of practice.

We are also members of The Property Ombudsman (TPO) and Safe Agent Schemes, giving you added protection. We will always:-

  • Make sure that you understand the letting process, and that you are not disadvantaged in any way.
  • Register your full deposit with a Government approved Tenancy Deposit Scheme within 30 days of receiving it.
  • Provide you with a full colour, fully detailed Inventory & Schedule of Condition before you move in, recording its condition and contents at that time.
